Primary Applicant: All individuals over age 18 who will reside in the home and are financially responsible for making lease payments, and who will sign the lease agreement and uphold the lease obligations.
All applicants will undergo a screening process, which includes a review of the applicant’s credit history, previous rental history and criminal history. To qualify for residency with Anthos at Chase Ridge, each Applicant must meet the requirements detailed below.
Each Applicant must be at least 18 years of age.
Occupancy standards allowable cannot exceed 2 persons per bedroom, unless otherwise dictated by local, state, or federal law.

To verify credit rating, a credit report using a third-party agency will be obtained on all adult applicants financially responsible for lease payments. A minimum credit rating of 600 is required (if employed for less than 12 consecutive months and credit score ranges between 550 to 599, we will require 2 months’ worth of rent as a security deposit). All open collections, charge-offs, repossessions, and delinquencies may be taken into consideration during review of applicant’s credit report. No evictions, Landlord debts or open and closed bankruptcies are accepted. Deposit starts at $300 and up based on credit and rental history. We DO NOT accept co-signers, only co-applicants.
**In accordance with Georgia law, there is no statutory limit on security deposits.**
All residents over the age of 18 must consent to a criminal history verification using third party agency. Application(s) will be denied for any felony conviction or misdemeanor.
Rental verification is sent to applicant’s current and past landlord. Acceptance is based on responses from landlord.
Applicant(s) must present valid photo identification issued by any state or federal authority of the United States. Acceptable ID documents include:
- State-issued Driver’s License
- State-issued Identification Card
- U.S. Passport or Passport Card
- U.S. Permanent Resident Card
- U.S. Military ID Card (front and back of ID needed)
- Valid Foreign Passport along with valid work visa issued by the United States
Applicant(s) must earn total monthly gross income equal to two and a half (2.5) times the total rent of the selected home.
Proof of income for applicant(s) must be in the following forms of documentation to fully substantiate the monthly income stated on the rental application.
Accepted forms of documentation in order of preference are detailed below.

|Must have a year of employment or more for us to accept an offer letter. Offer letters are only accepted if you are transferring with the same company. Signed and dated offer letter on official company letterhead with hourly rate (specifying how many hours will be worked each week) or annual salary. Management operates in accordance with the Federal Fair Housing Act, as well as all state and local fair housing and civil rights laws. All applicants must be of legal age. All parties 18 years of age or older are required to complete an application and pay any and all applicable fees. Applications are to be completed in full; applications containing untrue, incorrect, or misleading information will be denied. The application fee is nonrefundable unless otherwise provided by state or local law. We accept Tenant Screening Reports, however, applicant approval is subject to our screening criteria. As part of your rental application process, we conduct rental and criminal background checks. Any negative, misleading, or unverifiable information may result in the denial of your application.
