To help you prepare for the application process, this page outlines all acceptable forms of documentation required at our apartment communities. Whether you’re employed, self-employed, retired, receiving government assistance, or a student, please review the list below to ensure you have the necessary identification and income verification ready before applying. Requirements may vary slightly by property.
Identification Documents
(Photo Identification Documents (Must have 2D or MRZ barcode to scan through Check Point ID).
- Social Security Card or Individual Tax Identification Number
- US Driver’s License
- Permanent Resident Card
- Any Passports
- International Approved US IDs
- US State IDs
Income Documentation
For Hourly or Salaried Employees
- 1 month worth of most recent pay stubs
Self-Employed
- Wage & Earnings Tax Transcript (printed for free from IRS.GOV)
- 3 month’s most recent bank statements
Retired
- Current 3 months banking statements reflecting deposits from Pension Fund and/or Social Security equal to three times the monthly rental payment.
- Current copy of award letter from Social Security Administration Office documenting the monthly amount to receive.
Government Assistance
- Current copy of authorized letter from government agency indicating the amount to receive.
Trust Fund/Pension Fund
- Current copy of 6 months bank statements reflecting income received on a monthly basis. Income must equal 3 times the monthly rent.
- Current letter from attorney/accountant/trustee handling account indicating the monthly amount received equal to 3 times the monthly rent.
Students
- Typically, all students that do not meet the credit or income requirements would need a qualified co-signer making 6 times the monthly rent. Co-signer guidelines must be met. Please note: Co-signers are not accepted at Lexington Place, Coldwater and Belmont. At these properties, all applicants must qualify individually or apply as co-applicants.
- Income must be 3 times the monthly rent for individual approval.
